Commercial IAQ Monitoring, Compliance and ESG Data

Indoor Air Quality Monitoring That Stands Up to an Audit

Eight parameters, one platform, and a certificate pack that survives procurement. VemSpace measures the air people actually breathe in your buildings and turns it into numbers your ESG report, your tender and your facilities team can all use.

Indoor air quality monitoring in a commercial building: CO2, temperature, humidity and air quality sensors

Air Quality Projects Usually Fail On One of These Four Things:

    Too Few Parameters

A CO2 sensor on the wall is not an air quality programme. Auditors, tenants and tenders ask for particulates, TVOC, ozone, temperature and humidity as well. VemSpace covers eight parameters per monitoring point.

    Data Nobody Can Defend

Readings without calibration history do not survive an audit. Every monitoring point comes with a traceable factory calibration certificate and a planned recalibration cycle.

    Missing Paperwork

Projects stall in procurement when type approvals and conformity documents are missing. We deliver the manufacturer certificate pack for your market together with the hardware.

    One More Silo

Air data locked in its own app is rarely used. In VemSpace it sits next to occupancy, footfall and energy data, so ventilation can be judged against how the building is actually used.

    VemSpace

VemSpace is the IoT module of the Vemco platform, developed in-house, and it turns indoor air quality into data you can report, compare and act on.

Wireless LoRaWAN sensors report to the cloud through indoor gateways with 4G fallback, so there is no cabling project and no dependency on the customer network. Dashboards, alerts, scheduled reports and API access are included for every monitoring point.

IAQ Sensors: Eight Parameters in One Monitoring Point

    • CO2

    • Carbon Monoxide

    • PM2.5 & PM10

    • TVOC

    • Ozone

    • Temperature & Humidity

    • Cold Storage & Vaults

CO2 monitoring dashboard in VemSpace with live occupancy and demand based ventilation

Carbon dioxide is the most direct indicator of whether ventilation keeps up with the number of people in a room. Rising CO2 is linked to tiredness and lower concentration. Combine CO2 monitoring with live occupancy to ventilate on demand instead of on a timer.

Carbon monoxide monitoring in a car park with alert threshold in VemSpace

CO is colourless and odourless, and relevant wherever there is combustion nearby: car parks, loading bays, kitchens and plant rooms. VemSpace raises an alert the moment a threshold you define is crossed.

PM2.5 and PM10 particulate monitoring with filter performance in VemSpace

Fine and coarse particulates come from traffic, construction, cooking and outdoor pollution drawn in through the ventilation system. They are the parameters most often requested in healthy building schemes and the ones filters are judged on.

TVOC sensor readings in an open office shown in VemSpace

Total volatile organic compounds are released by furniture, paint, cleaning agents and fit-out materials. Tracking TVOC shows whether a new fit-out is off-gassing and whether the cleaning routine affects the air people breathe.

Ozone monitoring with sensor cell life and calibration status in VemSpace

Ozone enters from outside and is produced by some printers and air cleaning equipment. The electrochemical ozone cell has a defined service life, so replacement is planned into the service cycle instead of being discovered when the data drifts.

Temperature and humidity monitoring system per zone in VemSpace

Temperature and relative humidity drive comfort complaints, mould risk and energy use. Logged continuously per zone, a temperature and humidity monitoring system shows where HVAC overcools, overheats or runs for empty rooms.

Cold storage temperature monitoring with external probe in VemSpace

Cold storage temperature monitoring for cold rooms, archives, laboratories and vaults uses separate temperature and humidity points with probes rated down to -40 °C and the transmitter placed outside the chamber. You get continuous logging and alarms without opening the door.

Compliance and Calibration You Can Document

VemSpace environmental performance overview comparing comfort score across buildings

Indoor air quality is moving from a comfort topic to a reporting topic. ESG reporting, healthy building schemes such as WELL, LEED and BREEAM, and a growing number of tenders ask for measured data over time, not a one-day spot check.

Every monitoring point is delivered with a traceable factory calibration certificate from the manufacturer, along with the radio type approvals and conformity documents required in your market. Annual recalibration and performance verification keep the data defensible year after year, and all readings can be exported or pulled through the API for your ESG reporting.

Buy or Rent: Choose the Model That Fits Your Budget

    Outright Purchase

Buy the sensors and gateways and license the VemSpace platform per monitoring point. The right choice when the project sits in a capital budget and you want to own the hardware.

    All-Inclusive Rental

One monthly price per active monitoring point with hardware, platform and service included. No upfront investment, and air quality monitoring becomes an operating cost.

    Start Small, Scale Up

Begin with one floor or one building and add monitoring points as the need grows. Because the sensors are wireless, extending the installation takes hours, not weeks.

    Service Built In

Annual recalibration, performance verification and planned replacement of sensing elements keep the data valid for reporting for the whole lifetime of the installation.

    Daells Bolighus
    Problem

Daells Bolighus struggled to keep up with the changing market and had been in an economic deficit for 16 years. The main problems were old-fashioned marketing strategy and a lack of insight into customer data.

    Solution

Vemco Group installed people counters in both Daells Bolighus stores and integrated sales and visitor data from the physical stores with online data from their website, allowing them to view and compare data across locations.

    Frequently Asked Questions

What is indoor air quality monitoring?

Indoor air quality (IAQ) monitoring is the continuous measurement of the air inside a building, typically CO2, particulates, volatile organic compounds, temperature and humidity. IAQ sensors report to a platform where the data is stored, visualised and used for alerts and reporting.

How do you monitor indoor air quality in a commercial building?

Place a commercial air quality monitor in every zone where people spend time, such as offices, meeting rooms, sales floors and food courts, plus risk areas like car parks and cold rooms. The sensors send readings every few minutes to VemSpace, where you set thresholds per zone, receive alerts and follow the trend over days, months and years.

What do indoor air quality monitors measure?

A standard VemSpace monitoring point measures eight parameters: CO2, carbon monoxide, PM2.5, PM10, TVOC, ozone, temperature and relative humidity. Separate temperature and humidity points with external probes are available for cold rooms and vaults.

Do indoor air quality monitors detect mould?

Not directly. No IAQ sensor identifies mould itself. What monitoring does is show the conditions that let mould grow, mainly relative humidity that stays high over time, so you can act before it becomes a problem.

How does indoor air quality data support ESG reporting?

Measured air quality is part of the social and health dimension of ESG and of healthy building schemes such as WELL, LEED and BREEAM. VemSpace stores the full history per zone and lets you export it or pull it through the API into your reporting tools. Combined with occupancy data it also documents energy savings from demand-based ventilation.

    How are the sensors calibrated?

Each sensor is supplied with a traceable factory calibration certificate from the manufacturer. We recommend annual recalibration and performance verification, and sensing elements with a limited lifetime, such as the ozone cell, are replaced on a planned cycle.

Do the sensors need cabling or access to our network?

No. The sensors are wireless and communicate over LoRaWAN to indoor gateways, which connect to the cloud with 4G as fallback. Installation is fast and independent of your IT network.

Can we combine air quality with people counting data?

Yes. VemSpace is part of the same platform as VemCount, so air quality can be shown next to occupancy, footfall and other building data. That makes it possible to see whether poor air is a ventilation problem or an occupancy problem.
